Booking conditions

If you make the reservation more than three months before the desired renting period, we will require a prepayment invoice (25 % of the rent). Your booking will be confirmed once you have settled the prepayment. We will send you an invoice for the rest of the rent payment about two months before the desired renting period. The due date for the payment is six weeks before the start of the renting period. In the case of a cancellation, the prepayment will not be refunded.

If you make the reservation less than three months before the desired renting period, we will send you an invoice as soon as possible. The invoice includes the whole rent and the due date for the payment is two months before the desired renting period. Your booking will be confirmed once you have settled the payment. In the case of a cancellation, the retaining fee 25 % of the whole rent will not be refunded.

If case of a cancellation less than 30 days before the desired renting period, a retaining fee of 50% of the rent will not be returned. If case of a cancellation less than 14 days before the desired booking period, the guest will be charged the entire sum for the accommodation.

All cancellations must be made to the owner in writing (per post or e-mail).

Regardless of the above, all paid sums with the exception of the deposit (25 %) paid to the owner will be refunded if the guest or a person from the same household falls seriously ill, has an accident or dies. In this case, the owner must be informed immediately of the cancellation, which must be properly verified by, for example, a medical certificate.

If the cancellation is made during the renting period, payments already made by the guest will not be refunded.

The owner is not responsible for any inconveniences or costs caused by third parties (e.g. electricity companies) or weather conditions.

During the renting period, the owner will be responsible for keeping the access routes clear of snow. The guest will be responsible for keeping the veranda, steps and paths clear at their own risk.

The owner may cancel a confirmed booking in case of a force majeure event. In this case, the guest will be entitled to a full refund of any sum already paid.
The number of people using the cottage must not exceed the number of sleeping places (6+2). - Tents and caravans are not permitted on the guest house premises without the owner's permission. Pets are not allowed.

Smoking is not allowed inside the guest house.

The guest will be required to compensate the owner for any damage caused to the cottage or its property during occupancy.

Washing the dishes is not included in the final clean-up.

Cottage Kaisla will be at the guest's disposal from 15.00 on the day of arrival until 11.00 on the day of departure. We hope that you do not arrive to the cottage any later than 19.00.

Cottage Lumme will be at the guest's disposal from 17.00 on the day of arrival until 13.00 on the day of departure. We hope that you do not arrive to the cottage any later than 19.00.

In the case of weekend renting, the cottage will be at the guest's disposal from 16.00 on Friday until 20.00 on Sunday.

Villa Lepolahti will be at the guest's disposal from 16.00 on the day of arrival until 12.00 on the day of departure. We hope that you do not arrive to the cottage any later than 19.00.

We hope that you can estimate and let us know the time of arrival in advance. You will receive the keys to the cottage upon your arrival.
